Everett Docklands
Innovation District

The Everett Docklands Innovation District is a new and exciting addition to the City of Everett. The 100-acre site is part of the Lower Broadway Economic Development District, an area targeted by the City for economic development. The district will be developed acknowledging Everett’s industrial history while delivering a forward-thinking vision focused on resiliency, innovation, sustainability, and community-building.

Putting community first:

Open spaces will be inclusive, accessible, and beneficial to the Everett community, residents, commuters, and visitors alike.
The redevelopment of this property will also help Everett compete for forward-thinking companies in emerging industries.

A diverse, mixed-use vision:

The project will deliver housing, commercial spaces, retail, public parks and plazas, and seek to attract R&D and advanced manufacturing tenants to a vibrant new district.

A focus on sustainability:

A top priority is the environment: From early remediation to district-wide energy solutions and individual building designs, Everett Docklands will incorporate green building practices and technologies, renewable energy sources, and climate-resilient design.

When fully built, Everett Docklands will contribute to the city in a number of ways:

  • The project’s many components will create thousands of new jobs across established and emerging sectors, including construction, high-tech research, maintenance, operations, and more.
  • New housing, parks, restaurants and bars, entertainment, and conveniences will enhance quality of life and contribute to a comfortable and authentic neighborhood experience.
  • The District expects to generate over $20m in new tax revenue for the City of Everett.
  • Ongoing remediation will transform this former industrial site into a vibrant community with shared green space.

New Master Plan Zoning

Everett Landco has started a planning process outlining land use for office, lab, industrial warehouse, advanced manufacturing, commercial, residential, parks, green spaces, and more. We’re working with the City of Everett to align on a plan that benefits all stakeholders and expands the economy.

Master Plan Development

Everett Landco has filed a Special Permit application with the Everett Planning Board. We are looking forward to continued engagement with the Board and Community on this exciting project.
